Get Your Real Estate Paperwork Done — No Fixers, No Corruption, No Hassles
🧾 Real Estate Done Right — Legally and Respectfully
In the Philippines, many real estate transactions stall — not because of the property, but because of the paperwork. Title transfers, tax declarations, zoning updates, estate filings — all involve government offices that aren’t always aligned, trained, or clearly communicated with each other.
That’s why so many people turn to “fixers” — unlicensed individuals who offer to “speed things up” for a fee. But there’s a better way.
🤝 We Don’t Use Fixers — We Fix the Process
At Global Realtor 4a Cause, we’re fully licensed professionals with over 25 years of cross-border experience. We handle your documents the right way — legally, ethically, and clearly.
Here’s how we help:
- ✅ Licensed coordination — no unlicensed middlemen
- ✅ Transparent fee calculations — we show you the actual laws and taxes
- ✅ On-the-ground assistance — we walk into offices with you or on your behalf
- ✅ Excel summaries & printed laws — we bring them to government staff so nothing is misunderstood
We don’t pressure anyone. We educate, collaborate, and elevate the process.
📑 The Documents We Handle
Whether you’re retiring, investing, or buying with purpose, you’ll likely need help with:
- 📜 Title transfers (new ownership, inheritance, trust transfers)
- 💼 Tax declarations and assessments (to reflect current market value)
- 🧾 BIR Capital Gains Tax and Documentary Stamp filings
- 📋 Zoning, survey, building permit, or occupancy coordination
- ⚖️ Legal notices and estate settlement filings
We do all of this without bribery, using licensed authority and relationship-based resolution — which is often more respected than cash offers anyway.
👥 When You Know the Law, You Earn Respect
We’ve learned this truth: most government employees aren’t corrupt — they’re simply undertrained. We come prepared with the law in hand, fees clearly computed, and a smile. It’s amazing how far that goes.
- 🗣️ 80% of unlicensed “helpers” leave with a simple, respectful conversation
- 📎 Our spreadsheets help city employees do their job correctly — and quickly
- 🪪 We carry cards from top officials (not to intimidate, but to reassure)
The result? Fair, fast processing — with dignity on both sides of the desk.
🔒 Your Name, Your Property — Done Cleanly
If you’re buying a home, transferring assets, or managing family estates, you don’t want errors, backlogs, or liabilities years later. We make sure your name appears where it should — on paper and in the national registry.
Clean records protect your asset security, tax structure, and resale potential.

Your time is too valuable to spend waiting in line, arguing over outdated forms, or wondering if something got lost. Let us help you bring order, clarity, and progress to every real estate transaction you make — from first step to final stamp.

Questions buyers ask
How long does a title transfer take in the Philippines?
Typically two to six months from deed to new title, depending on the BIR, the city treasurer and the Registry of Deeds involved. Complete, correctly computed paperwork is the main driver of speed.
What does a title transfer cost?
Capital gains tax 6% (seller, customarily), documentary stamp tax 1.5%, local transfer tax up to about 0.75%, registration fees and notarial fees. We itemise them per transaction before you commit.
Why not use a fixer?
Fixers are unlicensed, their fees are untraceable, and errors surface years later on your title. Licensed coordination with the law and computations in hand is faster and respected by government staff.
