
Mortgage Loans for Philippine Real Estate – Even if You Live in Hong Kong
Even if you live and work in Hong Kong, you can now apply for a mortgage loan for property in the Philippines. This opportunity is designed specifically for overseas Filipinos and qualified foreign nationals, enabling you to finance property without returning home or holding a job in the Philippines.
Eligibility Requirements
Citizenship: You are eligible if you are a Filipino citizen, a former Filipino (up to 1,000 sqm of land), or a dual citizen. Foreign nationals may apply, but are limited to purchasing condominium units due to legal restrictions on land ownership in the Philippines.
Marital Status: You are not required to be married to a Philippine citizen in order to qualify.
Spouse Signature: In Hong Kong, your spouse is required to be a co-borrower if you are married. Additionally, you must designate a representative in the Philippines via a Special Power of Attorney (SPA) for document execution and coordination.
Required Documentation
Applicants from Hong Kong must submit the following documents:
Fully accomplished OPHL application form
One valid ID
Employment documents: Certificate of Employment, one-month payslip, employment contract, proof of remittance, and ITR
If self-employed: Latest Audited Financial Statement, business registration papers, six months of bank statements, and ITR
Contract to Sell (for purchasing)
Construction documents: bill of materials, building plans, and specifications
Proof of expenses (for reimbursement applications)
Statement of account (for refinancing)
Fire Insurance and Contractor’s All Risk Insurance
Mortgage Redemption Insurance (MRI)
Clarification: You are not required to submit a marriage contract. However, both a co-borrowing spouse and a notarized SPA are mandatory to fulfill Hong Kong lending compliance procedures.
