Residents of Japan can now apply for a mortgage loan in the Philippines — even if they are not living or working in the Philippines. Eligibility Requirements

  1. Citizenship: Eligible applicants include Filipino citizens, former Filipinos (for land purchases up to 1,000 sqm), and dual citizens. Foreigners residing in Japan may apply only for condominium unit purchases, as land ownership in the Philippines remains restricted.

  2. Marital Status: You are not required to be married to a Philippine citizen.

  3. Spouse Signature: In Japan, your spouse’s signature or involvement as a co-borrower is not required, and there is no need to assign a Special Power of Attorney (SPA) for your application.

Required Documentation

To proceed with your mortgage application, you will need to provide the following:

  • Duly completed OPHL application form

  • One valid ID

  • If employed: COE, one-month payslip, employment contract, proof of remittance, and ITR

  • If self-employed: Latest AFS, business registration papers, 6-month bank statements, and ITR

  • Contract to Sell (for property purchase)

  • Building plan, specifications, and bill of materials (for construction loans)

  • Proof of expenses (for reimbursement cases)

  • Statement of account (for refinancing)

  • Fire Insurance and Contractor’s All Risk Insurance

  • Mortgage Redemption Insurance equivalent to the loan amount

You are not required to submit a marriage contract or provide a Special Power of Attorney. This simplifies the process for Japan-based applicants who may not have local legal representation in the Philippines.
