Eligibility Requirements

  1. Citizenship: You are eligible if you are a Filipino citizen, a former Filipino (for land purchases up to 1,000 sqm), or a dual citizen. Foreign nationals residing in the Middle East can qualify only for condominium unit purchases in accordance with Philippine property law.

  2. Marital Status: You are not required to be married to a Filipino citizen in order to apply.

  3. Spouse Signature: If you are married, your spouse must sign as a co-borrower. Additionally, a Special Power of Attorney (SPA) is required, allowing a trusted representative in the Philippines to process documents and act on your behalf.

Required Documentation

To successfully apply for a mortgage loan, you will need to provide the following:

  • Fully completed OPHL (Overseas Filipino Home Loan) application form

  • One valid government-issued ID

  • For employed applicants: Certificate of Employment (COE), one-month payslip, employment contract, proof of remittance, and ITR

  • For self-employed applicants: Latest Audited Financial Statement (AFS), business registration documents, 6 months of bank statements, and ITR

  • Contract to Sell (for property purchases)

  • Construction documents: bill of materials, building plans, and specifications (for construction loans)

  • Proof of expenses (for reimbursement)

  • Statement of account showing outstanding balance (for refinancing)

  • Fire Insurance and Contractor’s All Risk Insurance

  • Mortgage Redemption Insurance (MRI) equivalent to the loan amount

Please note: You are not required to submit a marriage contract. However, the SPA and spousal co-signature are mandatory to meet regional compliance standards.
