Living and working in Singapore doesn’t stop you from investing in property back in the Philippines. You are now eligible to apply for a mortgage loan from the Philippines without needing to be employed or reside there — a game-changing opportunity for Filipinos and qualified foreign citizens in Singapore.

Eligibility Requirements

  1. Citizenship: You must be a Filipino citizen, a former Filipino (for land up to 1,000 sqm), or a dual citizen. Foreigners may apply strictly for condominium unit purchases, in line with Philippine property laws.

  2. Marital Status: You do not need to be married to a Philippine citizen to apply.

  3. Spouse Signature: In Singapore, your spouse is not required to be a co-borrower. A Special Power of Attorney (SPA) is also not required.

Required Documentation

To move forward with your loan application, you’ll need to submit the following documents:

  • Fully completed OPHL application form

  • One valid government-issued ID

  • Employment documents: Certificate of Employment (COE), one-month payslip, employment contract, proof of remittance, and Income Tax Return (ITR)

  • If self-employed: Latest Audited Financial Statement, business registration papers, 6-month bank statements, and ITR

  • Contract to Sell (for property purchases)

  • Bill of materials, building plans, and specifications (for construction loans)

  • Proof of expenses (for reimbursement of construction or acquisition costs)

  • Statement of account showing outstanding balance (for refinancing)

  • Fire Insurance and Contractor’s All Risk Insurance (if applicable)

  • Mortgage Redemption Insurance equivalent to the loan amount

Note: You are not required to submit a marriage contract or assign an attorney-in-fact for representation (SPA). These simplifications make the process more streamlined for Singapore-based applicants.
