You can now apply for a Philippine mortgage loan from the United Kingdom — even if you don’t live or work in the Philippines. This opens the door for overseas Filipinos, dual citizens, and qualifying foreign nationals to invest in real estate back home, without the need for Philippine-based employment or residency.
Eligibility Requirements

Citizenship: You are eligible if you are a Filipino citizen, a former Filipino (for lots up to 1,000 sqm), or a dual citizen. Foreign citizens residing in the UK or Canada are allowed to apply only for condominium unit purchases, consistent with property ownership regulations in the Philippines.

Marital Status: You do not need to be married to a Filipino citizen to be eligible for the loan.

Spouse Signature: If you are married, your spouse must sign as a co-borrower. In addition, a Special Power of Attorney (SPA) is required so that someone in the Philippines can act on your behalf throughout the application process.

Applicants from the UK and Canada must provide the following documents:

If employed: Certificate of Employment (COE), one-month payslip, employment contract, proof of remittance, and Income Tax Return (ITR)

If self-employed: Latest Audited Financial Statement (AFS), business registration documents, 6-month bank statements, and ITR

Construction documents: bill of materials, building plans, and specifications (for construction loans)

Proof of expenses (for reimbursement)

Fire Insurance and Contractor’s All Risk Insurance

Mortgage Redemption Insurance (MRI) covering the loan amount
