Mortgage Loans for Philippine Real Estate – Even if You Live in NY/LA/Guam

Yes, you can now apply for a mortgage loan for real estate in the Philippines — even if you are NOT a Philippine Citizen, or a former Philippine citizen, and currently live and work in USA. This is an exciting development, enabling Filipinos and qualified foreign residents abroad to invest in property back home without needing to be physically present or employed in the Philippines.

Eligibility Requirements

To qualify for a mortgage loan from reputable Philippine lenders while living in the U.S. territories:

  • Foreigners: may apply, but only for condominium unit acquisitions — Philippine law restricts land ownership to citizens and certain former citizens.  

  • Philippine Citizens: You must be a Filipino citizen, a former Filipino (for lots up to 1,000 sqm), or a dual citizen. 

  • Marital Status: You are not required to be married to a Philippine citizen. However, if you are, your spouse can optionally co-sign the loan, but it is not required.

  • Spouse Signature: In this region, having your spouse as a co-borrower is not required, and neither is a Special Power of Attorney (SPA).

Required Documentation

The following paperwork is necessary to start your mortgage loan application:

    • Completed OPHL (Overseas Filipino Home Loan) application form.  Schedule 

    • One valid US Photo ID 

    • Employment documents: Certificate of Employment, one-month payslip, or proof of remittance, or ITR

    • If self-employed: Latest AFS, business registration papers, 6-month bank statements, ITR

    • Signed Real Estate Purchase Contract (if purchasing).  We will provide this to the Lender.

    • Construction plans and specifications (if building)

    • Proof of expense (if reimbursing construction/acquisition)

    • Statement of account (if refinancing)

    • Fire and construction insurance policies

    • Mortgage Redemption Insurance (MRI) is not required in this region

You are not required to present a marriage contract, Special Power of Attorney, or Mortgage Redemption Insurance.
