How Much Is the Monthly Payment on a Condo in the Philippines?

A condo in the Philippines is paid in three parts: the downpayment (on pre-selling units usually spread over the construction period), the loan amortization on the balance, and the association dues you pay for as long as you own the unit. Most buyers only budget for the second one. Here is how to estimate all three before you fall in love with a floor plan.

1. Downpayment schedule

Developers commonly ask 10% to 20% down, payable monthly over 12 to 48 months with little or no interest while the building rises. On a resale unit the downpayment is paid at signing. The remaining 80% to 90% is due at turnover, in cash or through financing.

2. Loan amortization: a worked example

The same loan over 20 years is roughly ₱38,700 a month; at 6.5% over 15 years about ₱41,800. Philippine bank rates are usually fixed for a chosen period (one to five years) and then repriced, so we compare the total cost over the fixing period, not just the headline rate. 3. Association dues and other carrying costs

Dues are charged per square metre every month and vary widely by building and amenities; a 40 sqm unit can mean several thousand pesos a month. Add real property tax, insurance and, for investors, vacancy and management. We put the building’s current dues in writing before you reserve.

How much downpayment do I need for a condo in the Philippines?

What is a typical interest rate for a Philippine home loan?

Are association dues included in the monthly payment?

No. Dues are a separate monthly charge from the condominium corporation, based on your unit’s floor area, and continue after the loan is paid off.
