Pasalo Condos for Sale (Assume Balance) in the Philippines

Pasalo (also written assume balance) is a Philippine resale arrangement in which the original buyer of a pre-selling or newly turned-over unit transfers their contract to you: you reimburse what they have already paid, often at a discount, and continue the remaining payments to the developer or bank. Done correctly it is one of the best-value ways into a condo; done carelessly it is where buyers lose money.

Why buyers look for pasalo units

  • You step into a price set years ago, at launch, instead of today’s price.
  • The equity already paid is often sold below cost because the seller needs to exit.
  • Near-turnover units let you skip the waiting period of a new pre-selling purchase.

The risks we check before you pay anything

Risk What we verify
The developer has not approved the transfer Written consent to the assignment of the contract to sell, and the developer’s transfer fee
Unpaid balance or penalties An official statement of account from the developer, not the seller’s spreadsheet
Title is not yet in the seller’s name Where the contract stands: contract to sell, deed of absolute sale, or title; who holds the original documents
Bank-financed balance Whether the bank allows assumption, or whether you must requalify
Hidden dues and taxes Association dues, real property tax and utilities paid up to the transfer date

How a pasalo transfer runs through Global Realtor 4 a Cause

  1. We obtain the developer’s statement of account and transfer requirements.
  2. We draft the deed of assignment and the payment schedule, with the reimbursement released only against the developer’s acknowledgment.
  3. We coordinate signing, the developer’s fee and the re-issuance of documents in your name, and we keep the checklist of every form drafted, signed and collected.
Pasalo units appear here only when the listing author or a verified source has described the deal as pasalo or assume-balance. We never label a listing pasalo ourselves. If nothing below matches, tell us what you want and we will search owners, brokers and developers for you.

Pasalo and assume-balance units available now

1 individually available listing(s) matched. No source supplies unit-level availability, so the available-unit count is unknown rather than zero.

Questions buyers ask

Is pasalo legal in the Philippines?

Yes. It is an assignment of the buyer’s rights under a contract to sell. It must be documented in a deed of assignment and, in practice, approved by the developer, who usually charges a transfer fee.

Can a foreigner buy a pasalo condo unit?

Yes for a condominium unit, subject to the project’s 40% foreign-ownership share, which we confirm with the developer before you pay.

What should I never do in a pasalo deal?

Never pay the seller’s reimbursement in full before the developer has acknowledged the assignment, and never rely on the seller’s own figures for the remaining balance.

Does GRC charge the buyer for a pasalo transfer?

Our professional fee and the developer’s transfer fee are disclosed in writing before you commit; there are no hidden charges.
