1. Parties and purpose
This Exclusive Buyer Representation Agreement (“Agreement”) is between you, the registered buyer (“Buyer”), and Global Realtor 4 a Cause (“GRC”), acting through its broker of record. By accepting it in your GRC profile you appoint GRC as your exclusive representative for the properties listed on globalrealtor4acause.com — including foreclosed and bank-acquired properties — that you view or ask about (“Covered Properties”).
2. What GRC does for you
- Contacts the seller — the owner, developer, selling bank or government agency — on your behalf the moment you press “Check Availability” on a listing, confirms availability, price and details, and arranges viewings.
- Keeps the exact address, unit and seller identity of every Covered Property confidential until a viewing or offer is arranged through GRC, so that no one can bypass your representation.
- Verifies the title, encumbrances, taxes and association dues, and for foreclosed properties explains the “as-is, where-is” terms of the sale.
- Prepares and submits your offer, bid or purchase application and coordinates the documentation and transfer.
- Advises on bank financing and, where relevant, the rules for foreign and dual-citizen buyers.
3. What you agree to
- For each Covered Property you will deal with the seller only through GRC and will not contact the bank, agency, owner or another broker directly about it, or ask another broker to do so, while this Agreement is in force.
- You will tell GRC promptly if you have already been introduced to a property by someone else, so it can be excluded.
- You will provide accurate identification, contact and financing information when GRC needs it to submit an offer.
4. Fees
You pay GRC nothing for this representation. GRC’s professional fee is paid by the seller (the owner, developer, bank or agency) or is included in the sale price under the seller’s broker programme. If, for a specific property, the seller offers no fee and GRC would need to charge you, GRC will tell you in writing before you make an offer and you may decline to proceed on that property without penalty.
5. Term and ending the Agreement
This Agreement starts when you accept it and continues for twelve (12) months, then renews month to month. Either party may end it with written notice (e-mail is sufficient). For any Covered Property that GRC introduced to you or submitted an offer on during the term, the obligations in section 3 continue for six (6) months after the Agreement ends.
6. No guarantee; your own due diligence
Listing details come from the seller, developer, bank or agency and change without notice. Foreclosed properties are sold as-is, where-is. GRC verifies what it can and tells you what it finds, but the decision to buy, and the inspection of the property, remain yours. Nothing on the site or in this Agreement is legal, tax or investment advice.
7. Privacy
GRC records the properties you view and ask about so it can represent you on them. Your details are used only for that purpose and under GRC’s privacy policy; they are never sold.
8. Governing law
Philippine law governs this Agreement for Philippine properties. Any dispute will first be discussed in good faith; if unresolved, it will be brought before the proper courts of the city where the property is located.
Acceptance. You accept this Agreement by ticking “I agree to the Exclusive Buyer Agreement” when you save your buyer profile. The date, time and version you accepted are stored in your account, and the “Check Availability” button on every listing becomes active for you.
