Pre-selling developments
Buy early from the developer, pay the down payment slowly, and let turnover pricing do the work.

You reserve a unit before the building is finished, usually on a 10–20% down payment spread over 24–60 months, with the balance on turnover through a bank, Pag-IBIG or the developer’s in-house financing.
- Upside: launch-to-turnover appreciation; low monthly cash outlay; new stock where rents are strongest.
- Watch: turnover delays, developer track record, the DHSUD licence to sell, and whether the turnover price is still financeable at your income. The Maceda Law (RA 6552) protects installment buyers only after two years of payments.

Foreclosed and bank-acquired
Institutional sellers price to move. You buy the discount and the paperwork.
The upside
Below-market entry, motivated sellers (banks, Pag-IBIG, government lenders), and sometimes in-house financing from the same bank.
Inspect before you bid
Title annotations, unpaid taxes and dues, occupants, redemption periods and auction rules. “As is, where is” means exactly that.

Creative finance

You step into a payment stream someone else started, or control a property before you own it. Low entry cost, no new bank approval in some structures, and sellers who need out will deal.
- Watch: developer or lender consent, which contract you actually sign, and who holds title. This is where unlicensed middlemen do the most damage.

Mortgage + seller finance: close to no money down
A Philippine bank or Pag-IBIG covers most of the price; the seller carries part of the down payment on a short note.

- Upside: the highest cash-on-cash return when rent covers both payments; your capital stays free for the next deal.
- Watch: lender rules on seller-carried seconds, true debt service, vacancy, and whether you qualify at all — citizenship, income source and property type decide it.

📊 Rental ROI calculator
Gross yield = annual rent ÷ price. Net yield = (annual rent − vacancy − costs) ÷ price. Cash-on-cash = annual cash flow after the loan payment ÷ cash in. On a sale the seller normally pays the 6% capital gains tax; buyers pay documentary stamp, transfer and registration fees — the closing-cost field covers those.
